Knights
Hill Association
May
3, 2008 Bullwinkle Clubhouse
Board Members in
Attendance: President Tom Kearns, Vice-President Phyllis Ginzler, Brian
Douglass, Peter Silva, Manager Fred Fortier, Recording Clerk Marilyn Salerno,
Pam Ambrose via speaker phone
Secretary’s Report: There was no discussion
on the minutes of the April meeting so Brian Douglass made a motion to accept
the minutes of the April 2008 meeting. Phyllis Ginzler seconded it. The motion
passed.
Treasurer’s Report: Everything is on or
below budget so far this year. All looks good. Brian Douglass made a motion to
accept the treasurer’s report. Peter Silva seconded it. The motion passed.
Building Committee: Dan Weygant reported
one request for a roof extension. There is no request needed if anyone is
replacing a deck that came down this winter as long as they just replace what
they had.
Sign Committee: No report
Recreation Committee: Brian Douglass
reported on the August 9th
event at the
beach. It will be a Lobster Bake with steamers, corn, and potato salad for
around $25. The grill will be there for those who wish to cook meat. Bring your
own drinks and KHA will supply punch and lemonade for the group. The money for
the Lobster Bake must be purchased at least one week in advance. Fred has
arranged for entertainment after the food has been served. More information
will be coming in the Annual Meeting packet. Signs will be displayed at the
beach and tennis court reminding the members of this event.
Nominating Committee: Tom Tanner is in
charge and will be contacting people personally to consider running for a board
position.
Manager’s Report: Fred Fortier
announced that work to reopen the pool will begin on May 30th and the pool will be open
around June 14th. Fred will post this
information at the pool. Doug Hunt, a summer employee is now a certified pool
operator. Fred is also a Class II water operator for treatment and
distribution.
The tennis court nets
are up and the main gate is being repaired. Two
smaller gates will be
installed.
The deck to the Poolwinkle Clubhouse sustained damage from
the winter snows. The insurance adjuster was called in and the repairs to the
deck will be completed around Memorial Day weather permitting.
Both Clubhouses have
septic pumping scheduled. Painting and maintenance continues on the Bullwinkle.
Water: One leak has been
repaired and one new water hookup was done on an Arrowhead Lane house.
Hydrant flushing will
happen during the next few weeks.
The gas docks are in and
have been repaired. The main docks are ready to be installed and will be in by
Memorial Day Weekend. The last three sections of walkway are framed in and six slips
will be repaired. Members will have the same slip as last year but the slips
have been re-numbered. So your number may not be the same.
An oil tank collapsed on
Blue jay Lane. Fire and DEP came in to supervise the clean up. Most is done and
the area will be monitored over the next nine months to make sure there is no
leaching into the water. All homeowners are requested to check their oil tanks
to make sure they have been properly installed according to code. We wish to
avoid a potential water emergency. The Maine Board of Petroleum requires that
outdoor tanks have a cover and a protective cover. This Maine Board also states
that any spill on your property is your responsibility. But you can tap into
the Superfund of the DEP.
Receivables: Interest
statements have been sent out and the next round of letters go out Monday. Two
receivables are left over from 2007 and one is paying. After June 1st any unpaid dues will
have court proceedings begun.
Brian Douglass made a motion to accept the Manager’s Report and Marilyn Salerno seconded it. The motion passed.
Old Business: There has been no
action yet on the Moose Pond Association.
The meeting is
forthcoming.
Our annual Memorial Day
Clean up has been scheduled for May 24th at 8:30 a.m. Fred would like the trash also
picked up around the Association streets.
Bob Gelles asked about
the canoe racks. Fred will repair the low racks and remove and replace the
canoes as he goes.

Water Report – Fred
The packet should be
sent out by the first week of June. May 31st is the deadline for any by-law change proposal. Tom
Tanner has a proposed bylaw change for term limits for the Board of Governors.
Phyllis Ginzler
mentioned that this was once proposed at an annual meeting and was voted down.
Bob Gelles responded that Tom is entitled to do this.
Pam Ambrose reported a
complaint about the string of mailboxes on the corner of Norman Lane. Fred will
look into a different system of mailboxes. The mailboxes were moved there from
Knights Hill Road for safety.
Norma Gelles reported
that she filed the certificate of vote at the Registry. Tom Kearns and Marilyn
Salerno signed papers acknowledging that fact.
Alma Richards suggested
that two trees should to be taken down. They are near wires and present a
danger.
Steve Fisher suggested
that the telephone pole on Hawk and Pondicherry be looked at. It is bent and he
wondered if it would be repaired soon. Brian Douglass reported that it should
be taken care in the near future.
Pam Ambrose suggested we
have a generator for the computer at the Bullwinkle. Tom Kearns said we have a
backup system for storage in place.
Is there more needed?
Fred has investigated this. His concern is the heat system in the Bullwinkle is
electric and we may need a generator to keep the building from freezing up
during a power outage.
Good and Welfare: no
comments reported
Phyllis Ginzler made a
Motion to Adjourn. Brian Douglass seconded it. The meeting adjourned at 9:41
a.m.
Respectfully Submitted:
Marilyn Salerno, KHA Recording Clerk
