Board of Governors Meeting

Vice President Phyllis Ginzler called the meeting to order at 8:35 a.m.

 

President Tom Kearns’ dad passed away and the Board wrote a sympathy card to Tom and his family.

The Board received a thank you card from the MacFarlands for the plant sent at theholidays.

The Board also received a note from Ray Karounos stating that he waives all injury responsibility to KHA when he removes the dead wood from around the pool area.

Secretary’s Report: The amended notes of the January meeting were presented and no further discussion ensued. Pam Ambrose made a motion to accept the amended minutes and Peter Silva seconded it. The motion passed and the minutes will be posted on our KHA website.

 

Treasurer’s Report: Pam Ambrose presented the figures for the month and our total cash on hand is $105,011.06. The Board reviewed the report and Brian Douglass made a motion to accept the Treasurer’s Report. Tom Tanner seconded it. The motion passed.

 

Building Committee: Dan Weygandt reported that an application has been accepted for a garage and once the stakes are in properly the application will be approved.

 

Manager’s Report: Fred Fortier thanked the Board for their support and for the

opportunity to work here in Knights Hill.

The water report: Three wells are running well and the pumps only run about seven hours each day. The system is more efficient and we are using less electricity. Allover water usage is up because of the excellent snow conditions. The houses are being used more often.

Two freeze-ups have been handled since December. The small leak on Knights Hill Road is now fixed and there have been fewer problems this winter.

Our utilities are about the same as last year even though the rates are more and usage is higher. So we are conserving.

Some improvements have been made with the phone bill and some cheaper plans have been found. There are some savings here as well.

The pump house is cleaned up. New ceiling tiles will be added and the Bullwinkle

Clubhouse ‘s interior will be painted.

Membership cards will be used again this year. Two cards will be given out per

household. Guest/renter cards will be given out upon request by the owner.

The Board now has blank note cards stationary to be used for correspondence and in the new member packets Fred will include a personal welcome card as well.

All member dues and assessments are due on March 1, 2008. Those members notpaid in full will be assessed finance charges, collection fees, and loss of association privileges, including the use of the KHA boat docks

We have four leftover unpaid dues from 2007. We have collected 17.34% in association dues, 17.29% in pool dues, and 17.59 % in water dues. $43,949.78 in dues has arrived thus far.

Pam Ambrose asked about the exterior of the Bullwinkle. She suggested that an

electrician inspect the outdoor wires to see what can be hidden or improved.

Price Hutchins comments on Fred’s friendly working atmosphere with the Board. He thanked Fred for creating such a friendly working climate with the board.

Marilyn Salerno made a motion to accept the Manager’s Report and Pam Ambrose seconded it. The motion passed.

 

Old Business: Pam Ambrose reported that the accountants met with Fred. Their report has been completed and our taxes are ready to be filed on time. Our bank has been given a financial package for a KHA line of credit application.

KHA Signs: A committee of Tom Tanner, Bill White, and Nancy Laurent has been set up to research a welcome sign for KHA.

New Business: The August Lobster Bake will be considered again due to the feedback on the Chicken and Ribs Barbeque last summer. The board will look into other options as well in hopes of improving the attendance for 2008. A committee was set up for this purpose with Brian Douglass as chairperson. We will continue with the Annual cookout after the Annual meeting.

 

The KHA Spring Newsletter will go out in late April. Marilyn Salerno will work on a

Spring/Summer Activities Calendar to present to the board at the March Board meeting.

We will continue the Annual Cookout after the Annual meeting and the Fourth of July Ice Cream Social. Ice Cream Socials will be ongoing throughout the summer.

At the treasurer’s suggestion, Phyllis Ginzler suggested moving $4,000 from float status to the reserve account. The board agreed and stated its desire to increase these reserve funds. We would like to see the reserve account built up to a higher amount.

A recreation committee of Marilyn Salerno and Peter Silva will look into the idea of having a 50’s Dance at the Pool one weekend this summer and to organize a few tennis round robins.

Peter Silva made a motion to adjourn at 9:28 a.m. Pam Ambrose seconded it. Motionpassed.

Suggested Summer Schedule 2008

May 24th Annual Clean-Up at the Beach Area 8:00 a.m. Cook Out at noon at the beach.

 

May 25th Yard sale in the parking lot of the Bullwinkle?????

 

July 4th Ice Cream Social 2 p.m. at the beach and pool

 

July 12 Teen Tennis Round Robin from 9 to 12 ages 10 to 16

 

July 19th Annual Meeting of KHA 9:a.m. Bridgton Lower Town Hall

6:00 p.m. Annual Cook-Out at the Beach. Bring a salad or side dish to

share at your table. Hot dogs and hamburgers and all the fixings will be

provided.

 

July 20th Adult Tennis Round Robin 9 to noon at the tennis courts

 

August 16th Lobster Bake or something else Bullwinkle 6 p.m.
