meeting at 8:32 a.m.
Secretary’s
Report: The
amended minutes of the December meeting were reviewed. Tom Tanner made a motion
to accept the amended minutes and Brian Douglass seconded it. The minutes were
accepted.
Treasurer’
Report: Pam
Ambrose reported that KHA is getting ready for the end of the year balances. We
keep floating funds to cover our
expenses until the 2008 dues
come in on March 1, 2008.
The audit from the accountant
will happen soon and we will file our taxes on time. Brian Douglass made a
motion to accept the treasurer’s report and Phyllis Ginzler seconded it. The
report was accepted.
Building
Committee: Dan
Weygandt thanked Fred and Brian for the
help during his recent illness.
Two properties are having work completed on them and two approved permits were
accepted.
Manager’s
Report: Fred
Fortier reported that the third well is 380 feet deep and had a yield of 40
gallons per minute. The well is not yet hooked up but will be as of Jan. 9th
2008. Fred will also do a nitrate test on the water before it is put into use.
The well is paid in full but there maybe a need for one and half day’s work on
the electric system. Some additional work will be completed by Jack Kosta.
Fred reported that the water
system is in much better shape than a year ago. But he will continue to improve
the wells. One needs to be deeper and the 2008-09 goals will include that work.
Fred will work on flushing the
hydrants. The fire hydrants were laid out 40 years ago and some are dry
hydrants that use lake water. All will be flushed out.
Some freeze ups have happened
and there is a small leak on Knights Hill Road that will be fixed in the coming
week. There was large usage the week after Christmas.
Receivables are at 99.2 % with
one owner on a payment plan. The 2008 dues invoices are coming out next week.
New owners now receive a KHA
welcome packet from Fred.
Pam Ambrose made a motion to
accept the Manager’s Report. Brian
Douglass seconded it. The motion
passed.
Old
Business: Two
members asked about the house being build on
Fox Crossing. The builder was
granted an extension for completion of
the house.
An old car was removed from KHA.
Our line of credit is still
pending.
New
Business: Proposed
projects for KHA 2008-2009 were presented by Pam Ambrose. Items on the list are
things that should be considered for future improvement and maintenance.
A new member asked if Shawnee Peak
gives KHA owners a discount. Fred is working on something with Shawnee Peak for
the 2009 season. We hope to have a KHA discount next year.
FYI: Depth maps of the lake are
available from the Department of Wildlife and Fisheries and from some local
stores.
The next scheduled meeting of
the Board of Governors is Feb. 2, 2008, at 8:30 a.m. at the Bullwinkle, KHA
beach. All members are welcome.
