Roof (both the good and bad)

First the Bad

We paid a considerable sum for our roof to be fixed by Dave Sanders Contracting.   Unfortunately, I was not able to personally supervise the work and apparently, the crews that DID the repairs were not supervised either.

The flat roof at left looks good until you realize it ends at the vertical wall rather than go up under the flashing.  Started leaking within the first year.

That is new plywood at the top, but the boards up to the skylight were uniformly rotten.  It did not help that there was no slope created to keep the water from standing on the rotten boards.  See the Main Hall pictures for water stains on the ceiling.

I was real happy with the roof for about 6 months when the first leaks appeared.  Initially, in areas that had water run off that was coming in the cornice work but then I had major water around the skylight (Below).  The large hole had a sandwich of two 3/8" thick boards, unsupported by joists while the smaller hole near at the corner of the skylight was completely open.  Water caused the boards to sag and give and eventually it found its way in.

Now the GOOD

To create a seal, I ran a rubber membrane under the flashing and glued it down 2ft out onto the flat part of the roof.  Problem solved

He had also not re-decked the one story so I figured since I am going to have to strip all the 4yr old shingles off anyway, I might as well put on something that looked much better!!  Actually these are plastic shingles that look for all the world like slate.  Eventually, they will cover the entire roof.
